Maintain Your Property this Spring with Tips from Paul Davis

Spring is a great time of year with many exciting seasonal changes including the growth of trees and flowers, longer periods of daylight, and thawing of snow and ice. However, with seasonal changes come potential seasonal issues. Take a look at these simple steps to assist you in the prevention of property damage to your home or office during the spring season.

1. Gutters

Check for loose or leaky gutters or clogged downspouts. Ensure downspouts drain away from the property, at least 5 feet, and steer clear of debris. All current landscaping should divert water away from the building. Water damage can occur to the property from improper drainage.

2. Washing Machine

Take a look at your washing machine fill hose and check for cracks that could turn into leaks. A hose that leaks under pressure can cause severe damage in a short period of time. The 5/8” hose can pump 10-12 gallons per minute. Consider changing to a no-burst hose to decrease your risk for damage.

3. Dryer

Wipe out your dryer vent and inspect the outside exhaust. Not all lint is caught in the lint trap and can lead to a clogged vent. A clear vent will save you money by reducing the time your dryer has to run. A plugged vent is not only less efficient, but can cause a fire.

4. Refrigerator

Don’t forget to vacuum your refrigerator coils. The coils on the bottom or back of your refrigerator conduct the hot air from inside the unit. If clogged with dust, they are less effective and cause your fridge to work longer, which increases your electric bill. Use a vacuum cleaner hose or a brush to clean the coils. Also, check water lines for leaks to avoid water damage.

5. Sump Pump

Slowly pour water from a 5-gallon bucket into the crock. Observe the sump pump switch. It should turn on and begin to pump water from the crock. Wait until the water pumps from the crock to ensure the pump turns itself off, and then gradually pour the remaining water in the crock to ensure the pump turns on again.
